Built on real transactions, not opinions

OpenValue is our proprietary valuation model, developed exclusively for New York. It learns from millions of genuine, publicly recorded property transactions — actual prices from actual closings across the city — along with the physical facts of each property and its exact location, block by block. When records update, OpenValue updates with them.

Tested against reality

Before any estimate is shown, the model is measured against real sales it has never seen. We publish estimates only where that testing shows the model performs — and we retire or improve it where it doesn't. You'll see an OpenValue on covered properties right on the map, along with a ten-year history of the model's view of that home.

An estimate — a good one, honestly labeled

No model sees a renovated kitchen or a leaky roof. OpenValue is an estimate, not an appraisal, and should never be the only basis for a purchase, sale, loan, or legal decision. For those, talk to a licensed appraiser or broker who can walk the property.
